Information and purpose: Holmes Sourced uses the contact details, property requirements and relevant notes you provide to manage your enquiry, keep your buying brief up to date and discuss suitable opportunities by phone. Relevant deal emails are optional. The form requires first name, email and phone; other fields are optional. There is no legal obligation to provide these details and an enquiry does not create a contract. You can contact me by email instead. Please do not provide identity documents, bank details or sensitive personal information at this stage.
Lawful basis: I rely on your consent for the enquiry and investor-relationship uses described above. The website explains this beside Send my enquiry. Relevant deal emails require a separate choice. You can withdraw consent at any time by contacting me, verbally or at hello@holmessourced.com. Withdrawal does not affect earlier lawful processing. Any additional uses associated with a paid service will be explained separately before they begin.
Contact preferences: You can ask us to stop marketing calls at any time by telling us or emailing hello@holmessourced.com. Deal emails are optional and include an unsubscribe link.
Service providers: I use HubSpot for the website and CRM, Microsoft 365 for email and, where used, Apple cloud storage and backups. My HubSpot data is hosted in the United States; other processing may also take place outside the UK. Provider terms and transfer information are available from HubSpot, Microsoft and Apple, or by contacting hello@holmessourced.com.
HubSpot AI and data sharing: I have switched off HubSpot model training for this account, and disabled generative AI access to CRM records and customer conversations. Intent data sharing for HubSpot product improvement is also switched off. HubSpot still processes information needed to provide and secure the website, enquiry form and CRM. The model-training opt-out applies going forward and cannot undo training already completed. See HubSpot AI model training and visitor-data use.
Cookies: this website is configured to disable optional HubSpot tracking cookies across all pages and countries. Cookies necessary for security and essential website or form functions may still be used.
How long I keep your information: I keep investor details while they remain relevant to a genuine ongoing relationship and retaining them remains justified. I review accuracy, buying criteria, contact preferences and continued need as part of managing that relationship. Not replying or not buying a property is not, by itself, a reason to remove you from the investor list. I remove or anonymise information no longer needed and respect withdrawals and contact objections. Where necessary, I keep only the minimum suppression or other required records, with a documented reason and review.
Your rights: depending on the circumstances, you may request access, correction, deletion, restriction or data portability, and object where processing relies on legitimate interests. You may withdraw consent as described above. Request a review at the address above. You may complain to the Information Commissioner’s Office. No decision with legal or similarly significant effects is made solely by automated processing in this enquiry workflow.
